# Bank commercial real estate concentration screen

For one state or a peer group of banks. CRE loans above several times capital have driven most recent small-bank stress.

## 1. Screen

1. Pull the latest quarter for every bank in the state with @[FDIC · Financials](alexandria:banks-data-fdic-gov/bank-data/financials) (report_date the last quarter end, state, fields ASSET, EQ, and the construction, multifamily and non-farm non-residential loan fields, plus noncurrent loan fields). Compute CRE loans over total equity capital as a proxy for the regulatory concentration ratio.
2. Keep banks above your threshold and pull eight quarters for each with the same capability (cert, from). Note growth in CRE loans and in noncurrent CRE balances.

## 2. Where the loans are

3. List each flagged bank's branches with @[FDIC · Locations](alexandria:banks-data-fdic-gov/bank-data/locations) (cert). A branch network concentrated in one metro means concentrated collateral.
4. Read the institution record with @[FDIC · Institutions](alexandria:banks-data-fdic-gov/bank-data/institutions) (cert) for holding company, charter and whether it is publicly traded.

## 3. Collateral backdrop

5. Read the commercial real estate price index with @[FRED · Series observations](alexandria:fred/series/observations) (series_id from @[FRED · Series search](alexandria:fred/series/search) for commercial real estate prices, units pc1). Falling values erode collateral coverage.

## Write the watch list

- **Ranked banks:** name, cert, assets, CRE to capital, two-year CRE growth, noncurrent CRE trend.
- **Concentration:** top markets by branch count.
- **Ownership:** holding company and listed ticker if any.
- **Backdrop:** property price trend.
- **Method:** fields used and the threshold; the proxy differs from the exact supervisory ratio, so say so.
- **Sources:** cite every number to the FDIC report date. Say which banks lacked fields.
