# Commercial tenant credit check before signing

For the tenant's legal entity name, any parent company and its state or country. Ask the tenant for financial statements as well; this skill covers what public records show.

## 1. Who the tenant really is

1. For US public companies or parents, read @[SEC · Company](alexandria:sec-gov/filings/company) (name or ticker) and @[SEC · Filings](alexandria:sec-gov/filings/filings) for recent 10-K, 10-Q and 8-K forms; note going-concern language, restatements or store-closure announcements.
2. For UK entities, find the company with @[Companies House · Search](alexandria:find-and-update-company-information-service-gov-uk/companies/search), read @[Companies House · Company](alexandria:find-and-update-company-information-service-gov-uk/companies/company) for status, incorporation date and overdue accounts, and @[Companies House · Insolvency](alexandria:find-and-update-company-information-service-gov-uk/companies/insolvency).

## 2. Litigation

3. Search @[CourtListener · Search dockets](alexandria:courtlistener-com/dockets/search_dockets) with `party_name` set to the entity and the parent: bankruptcy filings (chapter), landlord or contract suits and their dates.

## 3. Sanctions and conduct

4. Screen the entity and its parent with @[OpenSanctions · Search entities](alexandria:opensanctions-org/sanctions-screening/search_entities) and note any match with its topics.
5. For local operators, read @[BBB · Search](alexandria:bbb-org/businesses/search) and @[BBB · Complaints](alexandria:bbb-org/businesses/complaints) for rating and unresolved complaint patterns.

## Write the memo

- **Identity:** entity, status, age, parent, filings reviewed.
- **Red flags:** going-concern notes, insolvency, bankruptcies, landlord suits, sanctions matches, complaint patterns, each dated.
- **Suggested protections:** in words only (for example a parent guaranty, larger deposit or letter of credit); the amounts are the landlord's decision.
- **Sources:** cite each record to its capability. A name match is not proof of identity; say what could not be confirmed rather than guessing.
